Unicorn Property Services designs, installs, maintains and removes holiday lighting across Cedar Park. We are based on West North Loop in Austin and run Cedar Park routes through the season.

CLIPA-certified installers. Our crew is certified through the Christmas Light Installation Pros Association (CLIPA), which trains installers in safe work on roofs, ladders and electrical connections.
This is the part of the north corridor where the Hill Country starts. Twin Creeks, Buttercup Creek, Ranch at Brushy Creek and Caballo Ranch all sit on lots with real tree cover — live oak, cedar elm and a great deal of Ashe juniper — and several of them are on grade rather than flat.
Two things follow from that.
A roofline outline may not be what your house wants. On a lot where mature canopy sits between the street and the front elevation, lights on the gutter line disappear and lights in the trees carry the whole display. We will tell you which one your lot is on the walkthrough, because the two cost very different amounts and it is worth knowing before you choose.
Sloped lots read differently. A house set above the street shows its roofline; a house set below it shows its landscape beds and walkway. We design for the angle people actually see the house from, not the one on the plat.
Canopy work leads here. Trunks get wrapped from the base up, limbs get run individually, and on a big live oak the canopy itself can carry the entire display without a single bulb touching the house.
Underneath that, uplighting on trunks and on the limestone in the beds does more than most people expect — it is what keeps the yard from going flat once the sun drops. Walkway and drive lighting ties it back to the street.
The house still gets its share: eave line where it is visible, porch columns, railings, the entry arch. Wreaths and garland on doors, gates and fence posts. Indoors, trees, mantels, stair rails and banisters.
Everything is LED on clips. We do not staple or nail anything to your house.
Five things, and the last three are why people stay with us.
It opens with a walkthrough — we stand at the curb, in the dark if we have to, and work out what is actually visible through your canopy. The install then happens on a date you pick, with product we supply.
Then the season starts, and so does our job. Wrapped limbs move in wind in a way a roofline never does, so tree-heavy displays are exactly the ones that go dark somewhere around week three. Call us and we come fix it.
January is takedown, on schedule. Afterward your set gets stored with us — which is what makes next year quicker to install and cheaper to buy.
Cedar Park’s install window is short. Calls begin the first cool week of October, crews are committed through November, and the week after Thanksgiving is the busiest of the year.
Tree work in particular takes longer per house than roofline work, so the Cedar Park calendar fills earlier than the flat-lot neighborhoods do.
These are real installs, photographed by our crew. No stock photos.

Every property is quoted on its own. In Cedar Park the biggest single factor is the trees — how many, and how big. Canopy work is priced in crew hours and cord footage rather than linear feet, which is why two houses with identical rooflines on this side of town can quote hundreds of dollars apart.
Budget note: your first season carries the product cost, since the set is cut to your house. From the second year forward you are paying labor, maintenance and storage only.
And we will give you our honest opinion on where the money should go. One oak lit properly will beat a roofline outline that nobody can see through the canopy — if that describes your lot, we would rather tell you at the walkthrough than take the bigger order.
Cedar Park’s cedar and oak debris load means most houses here want gutters cleared before the lights go on — a full gutter is also where a lot of roofline clips end up sitting. If your gutters have not been done this fall, ask about booking them with the install.
Same for pressure washing the walkway and drive. Clean flatwork under a lit tree is most of the effect.
The Austin and Round Rock work is handled by these same crews with the same product. If you are just outside Cedar Park, try one of those pages — or call us and we will say plainly whether your address falls on a route.
Call (512) 865-4730 or ask for an estimate. The address, what you have in mind, and how wooded the lot is. A firm price and a date come back to you.
