Unicorn Property Services designs, installs, maintains and removes holiday lighting throughout Round Rock and Williamson County. We are based on West North Loop in Austin and run Round Rock routes daily through the season.

CLIPA-certified installers. Our crew is certified through the Christmas Light Installation Pros Association (CLIPA), which trains installers in safe work on roofs, ladders and electrical connections.
Most of Round Rock went up in the last twenty-five years, and most of it went up two stories.
Teravista, Forest Creek, Behrens Ranch, Paloma Lake, Mayfield Ranch and Siena are full of homes with a tall front elevation, a steep pitch over the entry and a long straight run of gutter across the second floor. That shape is the best-looking roofline outline in Central Texas and the worst one to try from a homeowner’s extension ladder.
It also means something practical for your quote: a Round Rock roofline is usually more linear feet than the same square footage in an older Austin neighborhood, and almost all of it is high work. We measure the actual run rather than guessing off the square footage, so the number you get is the number.
A good share of our Round Rock lighting calls involve an association calendar — a date decorations may go up, a date they have to come down, sometimes a neighborhood decorating contest in between.
Tell us your dates when you call. We schedule around them. If your association sets a takedown deadline in early January, we put your address on that week rather than working through the queue in the order calls arrived. If there is a contest, tell us the judging date and we will make sure the display is finished and clean before it, not the week after.
We do not guess at association rules and we will not tell you what yours permit — that is between you and your board. What we will do is hit whatever dates you give us.
Second-story peaks, entry gables and dormers do most of the work on a Round Rock house — those are the surfaces a passing car sees. Below them we run the eave line, then porch columns, railings and the entry arch. Out front, walkway and bed lighting fills the gap between the house and the curb, and the young live oaks these lots were planted with take a simple trunk wrap.
Doors, gates and mailboxes get wreaths, garland and bows if you want them. Indoors we will do the tree, the mantel and the stair rail.
Product is LED throughout, warm white or color, and it attaches with clips. No staples. No nails in your fascia.
Your price covers five things, and only the first two happen in November.
We start with a walkthrough at the curb, where you say what you picture and we say what will read from the street. Then the install, on a date you choose, with product we supply and cut to your roof.
After that the season is ours to keep working. A run that goes dark, a clip that lets go in a north wind — you call and we come. That is the difference between a lighting service and a neighbor with a ladder.
In January we take it all down on your date, or your association’s. Then we store your set, which is why next season costs less than this one.
The Round Rock season runs tight. Calls start the first cool week of October, crews commit through November, and the week after Thanksgiving is the single busiest stretch of the year.
If you want your lights on by a particular weekend — family arriving, a party, the contest judging — that date gets claimed early.
These are real installs, photographed by our crew. No stock photos.

There is no price list, because the roofline sets the number. Here it comes down to total linear feet, how much of that run sits on the second story, how many trees you want touched, and whether you are lighting the sides or only the front elevation.
Worth knowing before you budget: year one is the expensive one. That invoice includes product cut to fit your specific roof. Every season after, you are paying for labor, maintenance and storage against a set that already exists.
And if your budget will not cover the design you are describing, we will tell you. A modest display finished properly beats an ambitious one spread too thin, every time, and we would rather say that at the walkthrough than have you look at it in December.
Most Round Rock homes want the walkway and drive washed and the gutters cleared before lights go up — a clean roofline and clean flatwork is most of what people are actually looking at.
Our wash crews and our lighting crews work off the same schedule. If you want both, book them together and we will sequence them correctly: wash first, then lights.
Our Austin and Cedar Park crews are the same people running the same product. Outside Round Rock? Start on one of those pages, or just call and we will tell you straight whether your address is on a route.
(512) 865-4730, or request an estimate online. Address, a rough idea of what you want lit, and any dates your association has set. You get a firm price and a slot.
