The Trees Are the Difference Here

Cedar Park is where the Hill Country starts, and the tree cover is the single biggest factor in what your house looks like.

Ashe juniper — the “cedar” the town is named for — drops a fine brown pollen from December into February that settles into every horizontal surface and every north-facing wall. Live oak follows in spring. Between them, a Cedar Park driveway under canopy carries a season of organic debris that a driveway out in the open never sees.

Organic staining behaves nothing like dirt. It has worked into the pores of the concrete, and rinsing it moves it around rather than off. It needs a cleaning solution, dwell time and then pressure — in that order. A crew that skips the first two steps and turns the pressure up will lighten it, leave a shadow, and take the surface finish with it.

That is the most common thing we fix on this side of town.

The Lots Slope, and That Changes the Work

Much of Cedar Park sits on grade. Retaining walls, tiered patios, limestone steps and long sloped drives are ordinary here and rare in the flatter suburbs east of I-35.

Two practical consequences. Everything that comes off the upper surfaces runs down onto the lower ones, so the sequence matters — wash top-down or you do the bottom twice. And limestone hardscape is soft. Get the acid concentration wrong on it and you burn it permanently. We have replaced nobody’s steps, and we would like to keep it that way.

What We Wash

Soft Washing the House

Shingle roofs, stucco, painted trim, older mortar and window seals all take damage from pressure that flatwork shrugs off. Those get low pressure, a solution that does the work chemically, and a rinse. On most Cedar Park houses we do both — pressure on the flatwork, soft wash on the house — and our crew decides which is which before anything gets turned on.

If a surface should not be washed at all, we will tell you that instead of taking the job.

When to Book

After the cedar drops, not during it. Washing in January means washing again in March. Late March into April, once both the juniper and the oak have finished, is when a wash holds.

The other window is October into early November — before holiday lighting goes up, and while the ladders are out anyway. If you want gutters cleared and lights hung too, book them together and we will sequence it properly: wash, then gutters, then lights.

Pricing

Sloped and terraced properties sit toward the upper end of those ranges, because access is most of the labor. We would rather walk it and give you a firm number than quote low and revise on the day.

Who Turns Up

Our own crews, insured, and the person who quotes the job is accountable for it. We clean up before we leave. Unicorn Property Services is part of a family of Austin companies working this area for more than thirty years.

Frequently Asked Questions

Does a sloped or terraced lot cost more?
Usually a little, and access is the whole reason. Setting up on a grade, working over retaining walls and moving equipment through terraced beds take longer than the same house on flat ground. It is time rather than a surcharge, and we would rather walk it and hand you a firm number than quote low and revise on the day.

How often does a shaded house here need washing?
More often than one on an open lot. Canopy keeps the north and east walls damp for hours longer after every rain, and damp is what growth needs. Once a year suits most wooded properties; a house with limbs touching the roofline tends to want it sooner.

When is the best time to book?
Late spring, once the juniper pollen and the oak drop have both finished. Booking ahead of that means washing a surface that is about to be coated again.

Are your crews your own?
Yes — our own people, insured, and the person who quotes your job is the one accountable for it. Unicorn Property Services is part of a family of Austin companies that have worked this area for more than thirty years.
