Unicorn Property Services designs, installs, maintains and removes holiday lighting across Austin — rooflines, trees, walkways, columns and landscape beds. We are based on West North Loop and we run Austin routes all season.

CLIPA-certified installers. Our crew is certified through the Christmas Light Installation Pros Association (CLIPA), which trains installers in safe work on roofs, ladders and electrical connections.
Austin’s install season is short. The calls start the first cool week of October, the good installers are committed by the first week of November, and the week after Thanksgiving is the busiest seven days of the year for every lighting crew in this city.
If you want a specific install date — a birthday, a party, the weekend family arrives — that date gets claimed early. Call in October and you pick your day. Call in December and you take what is open.
Austin is not a city of identical rooflines, and the quote reflects that.
Central and west Austin — Tarrytown, Rollingwood, West Lake Hills, Barton Creek — tend toward mature live oaks, deep lots and complicated roof geometry. The lights people remember in these neighborhoods are usually in the trees, not on the gutter line, and tree wrapping is measured in hours and cord footage rather than linear feet of roof.
North and central bungalows — Hyde Park, Crestview, Allandale — have short, simple rooflines and small frontages. A clean single run of warm white along the eave and two wrapped porch columns does more for these houses than volume does.
Newer subdivisions on the north and southwest edges have the two-story elevations and long straight runs that reward a full roofline outline.
We will tell you which of those your house is, and what the honest difference in cost looks like between the version you are picturing and the version that photographs well from the street.
All LED, and all installed on your house with clips, never with staples or nails.
A light install is not a one-day job that ends when the truck leaves. Ours includes:
That maintenance line is the one worth reading twice. Central Texas gets one or two hard wind events between Thanksgiving and New Year most years, and a display nobody is maintaining looks worse by Christmas Eve than it did the day it went up.
These are real installs, photographed by our crew. No stock photos.

Holiday lighting is quoted per property, not off a price list. The number depends on roofline footage, how many stories, how much of the work is trees, and whether you are lighting the front only or wrapping the house.
Two things we will tell you plainly on the walkthrough:
Ask us for the number before you commit to anything.
Most Austin homeowners who call us the first time have done it themselves for years. The reason they stop is almost always the same: a two-story roofline, a steep pitch, a wet December morning, and a moment on a ladder they did not enjoy.
Our crews are insured and work off proper ladders.
January takedown is a good moment for the two jobs that are easiest to reach while the ladders are already up: gutter cleaning after the oak and elm leaves have finished dropping, and pressure washing the walkways and drive before spring. Ask about booking them together.
We light houses in Round Rock and Cedar Park with the same crews and the same product. Outside Austin proper, start on one of those pages, or call and we will tell you whether you are on a route.
Call (512) 865-4730 or request an estimate. Your address, roughly what you are picturing, and the date you want it lit by. A firm price and a slot on the calendar come back.
