The Spots That Will Not Come Off Are Not Dirt

Here is the thing almost every Austin homeowner has run into: you clean the outside of the glass, it dries, and the cloudy patches are still there — usually low on the pane, usually on the side facing the yard.

That is mineral scale, and no amount of soap and squeegee will touch it.

Central Texas water is hard. Every time a sprinkler head throws an arc across a window, it leaves calcium and magnesium behind. The water evaporates; the mineral does not. Do that twice a week for a few summers and the deposit bonds to the glass surface.

At that point it has to be dissolved, not scrubbed — the correct acid concentration for glass, the right dwell time, and neutralized before it can etch. Too strong or too long and you damage the pane permanently, which is why most crews quietly leave it and hand you a clean window with cloudy corners.

We do this work. If the etching has already gone into the glass we will tell you it cannot be fully recovered, before you pay for it — and then we will tell you which sprinkler head to turn.

What a Full Clean Includes

Glass inside and out. Tracks and sills, which is where the grit actually lives and what makes a window feel clean when you open it. Screens washed, not just popped out and leaned against the wall. Frames wiped down.

Sunroom and patio-door glass, transoms and the high fixed panes over an entry — the ones nobody has reached since the house was built.

Austin’s Houses Are Not Uniform, and Neither Are the Quotes

Central bungalows — Hyde Park, Crestview, Travis Heights — mean original wood sash, single panes, old glazing putty and paint that has been on the frame for decades. Slow, careful work, and worth saying plainly: some of those sashes should be handled gently rather than efficiently.

West of MoPac runs to tall fixed glass, two and three stories, and window walls facing a view. Access is the cost, not the pane count.

Newer north and southwest is mostly double-pane vinyl or aluminum on a standard grid — the straightforward end.

Twice a Year Is the Honest Answer

Oak pollen in February and March films exterior glass. The dry months bring dust. Late spring, once the oaks are done, is the first window; October before the holidays is the second.

If you only want one, make it the fall one. That is the glass people actually look through when the house is full.

Pricing

Quoted per property, on pane count, stories, access, and whether hard-water removal is part of the job. Mineral removal is priced separately from cleaning — it is a different job with a different risk, and we would rather show you that on the quote than bury it.

We walk it and give you a firm number.

Worth Stacking

Window cleaning and gutter cleaning use the same ladders and the same access. Doing them on one visit costs less than two.

If the hard-water story above sounds familiar, the same mineral is on your brick, garage door and walkway — ask us to look while we are there.

Frequently Asked Questions

I cleaned the outside and the cloudy patches are still there. What are they?
Mineral scale, not dirt. The water here is hard, and every sprinkler arc that clips the glass leaves calcium behind when it evaporates. Soap and a squeegee will not move it — it has to be dissolved at the right concentration and neutralized before it can etch.

Can it always be removed?
No, and anyone promising otherwise has not looked at your glass. Once the deposit has etched into the pane it is a replacement conversation rather than a cleaning one. We will tell you which one yours is before you pay for it.

Does a clean include the screens and the tracks?
Yes. Glass inside and out, tracks and sills cleared rather than wiped, screens taken out and washed, frames done. The tracks are where the grit actually lives, and they are most of why a window feels clean when you open it.

If I only pay for one visit a year, when should it be?
October. The spring visit gets the oak pollen off, but the fall one is the glass people are actually looking through when the house is full.
